Think Financial Advisors are just for the rich? Think again! This week we are sitting down with John Forbes of Forbes Financial Group to talk about why you might actually need a financial advisor. We ask him the tough questions like what the heck does a financial advisor do, what are some of the costs associated with hiring a FA, and when the best time to start working with one is. We decided to ask John on our podcast to talk about Financial Advice because his philosophy aligned with what we believe at Farmers State Bank, which is to get to know our customers so we can help them achieve their goals and dreams. One thing he stressed on this episode was that a great financial advisor won’t try to sell you anything or throw out solutions, but rather strives to know the real you and develop investing strategies aimed at accomplishing those specific objectives. We love that John cares more about the person than pushing a product and we are excited to share his advice with you on today’s episode. It isn’t new news that the mortgage and residential real estate market has been all over the place over the past few years. We’ve gone from seeing some of the lowest interest rates in history just a few years ago, to the highest rates some of us have seen in our lifetime! So what in the world is going on in the mortgage industry today?
In this episode, we sit down with Farmers State Bank’s Executive Vice President and Chief Mortgage Officer, John Streuter, for a mortgage market update. We’re asking him all the questions you are dying to know about today’s mortgage climate such as: Should we be afraid to get a mortgage in 2023? How are rising interest rates affecting the mortgage business? Will rates continue to rise again this year? What about this new unfair mortgage tax on people with good credit I keep hearing about?
We learned so much from our conversation with John and we can’t wait for you to hear all he has to say about the mortgage industry.
To get in touch with John with questions about a mortgage, you can reach out to him by email or by phone at jstreuter@myfsb.com or (618) 998-1188.

We see this scenario play out every day at the bank. Small business owners walk through our doors with hopes of growing their business. Whether they’ve outgrown their current operation and are in need of a loan to expand into a new location, or need financing to purchase new equipment, most often these small business owners don’t have their financials buttoned up. And for good reason! Maybe they started their business as a side hustle and never thought it would become an actual business. Or perhaps they just never took the time to make things legitimate because they just wanted to get paid a little extra cash under the table. Whatever the reason, the problem with not separating your personal finances from your business finances is that it can get you in big trouble down the road. Today we are talking about the 5 reasons why you should separate your business accounts from your personal accounts. You’ll walk away wondering why it took you so long to do so in the first place! Is your small business as profitable as you dreamt it would be when you opened it? Is it growing at the rate you hoped it would? If not, chances are it has something to do with how much attention you’re giving your company culture. There are hundreds of studies that show company culture is not only the leading predictor of profitability, but it’s also the leading predictor of future growth. So, be honest, how would you rate your companies’ culture? A few years ago, after realizing how drastically company culture can affect our bottom line, Farmers State Bank enrolled in a company culture transformation with The Emmerich Group in a last-ditch effort to become a profitable community bank once again. We are honored today to sit down with the person who helped us lead that transformation, Roxanne Emmerich! Sales and Marketing Management magazine named her one of the TOP TWELVE most requested speakers in America for her unparalleled ability to transform lackluster workplace cultures into high performing “let’s rock this job” cultures. Roxanne is a New York Times bestselling author of Thank God It’s Monday! How to Create a Workplace You and Your Customers Love and a three-time Entrepreneur of the Year award winner. She is a member of the Speakers Hall of Fame and has received the Nido Qubein Philanthropist of the Year award for her work funding over 30 schools in Africa. Roxanne has advised the senior executives of some of the most respected businesses in the world and has founded and is chair of the Institute for Extraordinary Banking. She has spoken to more than 3000 audiences, including Coca-Cola, Prudential, Blue Cross Blue Shield, Lockheed Martin, and Merck and we are excited to have the privilege of having her as our guest this week. Owning a small business may quite possibly be one of the loneliest jobs on the planet. You set out to create something beautiful for your community only to find yourself navigating more challenges than you ever thought possible, and there is no one to turn to for help but yourself. Every community bank out there claims they want to support your small businesses, but their efforts turn out to be little more than smoke and mirrors. Plus, you wouldn’t know what to ask them for even if they could help. Sound familiar?
On this episode, we sit down with one of the owners of Crown Brew Coffee, Jared Gravatt, to talk about his journey as a small business owner in southern Illinois. What started out as a shared vision of creating something special for their region came to fruition in the form of their café located in Marion, Illinois. It was all made possible through the relationships they built along the way; one of those relationships being their banking relationship with Farmers State Bank.
You’ll walk away from this episode with a clear picture of what a healthy relationship between a small business and a community bank should look like and learn ways your bank can add value to your small biz.

The phrase Financial Stewardship gets thrown around quite a bit in our society, but what does it mean exactly? The truth is it can mean something a little different to everyone. To an organization, financial stewardship might mean protecting the long-term assets of that organization in a moral and ethical way. To an individual, it may mean making purchasing decisions that align with your values such as living within your means, staying out of debt, and perhaps even donating to charity. Since Farmers State Bank is a Christian bank, we wanted to take a closer look at what the bible says about being a good financial steward, so we asked the best resource we could possibly think of; our own pastor!
On this episode we sat down with Pastor Jason Mckinnies of Purpose House Church to talk about what it looks like to be a good financial steward! From holding space for his church members to take courses on financial freedom, to building a multi-million dollar church completely debt free, we learned so much about living a life of financial stewardship and we know you will to.

Credit, credit score, credit reports, credit cards. We’ve all heard about credit and the implications a negative credit score can have, and when someone brings up the topic of credit, everything just seems to go in one ear and out the other. Maybe you can relate? In the most basic terms, credit is a three-digit number that helps lenders judge the likelihood they’ll be paid back when they lend you money. Our credit score determines our creditworthiness and it’s not really something you can just “opt out” of if you ever want to borrow money to buy a house, to get approved on an apartment application, or even get a job in some cases.
Our credit plays a crucial role in these important areas of our life, so today we’re giving you the entire playbook to the game of credit. You’ll walk away with actionable steps you can take to instantly up your credit score because, at Farmers State Bank, we want you to play the game and win!

We all enjoy the fruits of the electronic banking department. We love the mobile app and the ability it gives us to take our bank account into the palm of our hands. We love that we can transfer money around the world. We love being able to confidently make a deposit and not concern ourselves as to whether the funds will automatically be applied to the correct bank account. What we don’t realize is that it takes an entire team at a bank to make that all possible for us.
In this episode we sit down with the head of our Electronic Banking Department, Troy Graham, to learn the ins and outs of the work they do to make sure our online banking and mobile app runs smoothly and securely.
